REPAIRS NEEDED 8/1/24 Inspection - 26010 Wildcat
1.Posted both sides CC§845, prevents prescriptive use, left note for Cory Fisher to call for shared emergency access, both locks set 7777 , we share emergency access one road is their easement out Rancheria to Black Butte, the other easement is ours to Wildcat near Ash Creek: we are the last parcel on the Wildcat easement, Fisher modified the drainage Xing to use our emergency access, Broker suggestion to remove blockage, or he fixes with use emergency only: signed - proper CDFW repair.
2. Running irrigation 14 hours a day pump subaru 20 hp till park fire is fully contained.
3. GPS pinned SE corner, fences appear to match legal, picked up NW 1/4 removed, can show remainder corners lines approximate
4. Majority of 10 landowners agreed to upgrade road, jointly, map attached, to run out 400 tons fill stored material front end loader: Cody Gustaffason quoted 4 days @ $50 an hour + $3500 front end loader. Broker Tucker, has overseen Road work since 1990 as a land Broker, Gustaffson has ran road jobs, and ran same front end loader successfully many times past with Tucker. 950 front end loader quote $3,500 a week, if ran fall, minimal water neighbor, to hit 15% for compaction. Add Road Base (bigger washout areas to lock) from Millville Plains, Perdotti $12/ton $140 an hour truck/tranfer as needed.
5. Propane tank ours, but want road graded before refilled
6. Steve Petty did our last remodel, called looking for work, he is extremely fast, he can replace cooling: HVAC swamp $1500 (used unit with new belt, bearings, and motor)
7. We have the county final compliance acceptance which covered the well, septic, and electrical as of 2018.
8. checked tank and distribution box. Same as passed 2018
14. 2017 Roof checks out perfect, no indicator of any leak on 6-year old roof.
15. wood stove has been removed from living area
16. backdoor needs new glass and handle
17. needs new propane heater and water heater.
18. Mobile home qualifies permanent foundation, we have civil engineer quoted $500 to certify it. It should be transferred as a home (real estate) not titled HCD.
This is the stored material at Rancheria Creek, brought in 30 years ago, by Gallerger estimated 400 tons
It’s on Weis parcel has good fill, similar to road base, some rocks will have to be picked out 3" to 6"
Posted Civil Code §1008, important cuz the posting, as Rich Morgan also
always maintained prevents any prescriptive by use (5 years claim) and locked 7777. I pulled title, most of the land was bought up by Morgan’s in the 1970s-1980s, but the easement has perfect recording, includes 10 other landowners, maybe they help civil code §845 Proportional pay in. Will mail and call them over the next two days.
NE corner, using old Bench Mark (pinned USGS) location is 100 FT SE of 3 fence lines and I couldn’t find the pin. I’ll pull surveys and recalculate off SE pin - Just off fence corner, will recalculate of SE Corner
SE Corner, no survey pin, but surveyed K-tags and blazed tree marks per survey are on all sides of where it was located. I posted CC §1008 again, and asked Cory Fisher to call for shared emergency access. combo 7777 on new lock. I will pull surveys, set this location, then run distance and bearings to more calculate other corners and maybe find them.
Fire Insurance quotes have been $3,500 to $7,000 annually ($120,000 over 20 years). I will confirm it. But the house is on a rock ridge top, it’s clear of brush and easily managed from grass weeds. The owner carry mortgage is acceptable with $50,000 down, 8.5% interest, $1850 per month, all due and payable in 5 years without fire insurance but with a good fire prevention plan. Fire Prevention costs less, maybe $1,000, if a fire gets close again, once within the next 20 years. REDUCED DOWNPAYMENT-EXEMPT FIRE INSURANCE MORTGAGE REQUIREMENT ARE FOR OWNER OCCUPIED INTENDED PURCHASERS, THAT FINISH UPGRADES, AND MAINTAIN A FIRE PREVENTION.
20 hp 13500 watt Subaru Generator, bought for this property in 2017. It only has 312 hours. The air filter was clean, dumped old fuel in lines-fuel filter, cleaned out tank, primed, jumped, runs perfect. Daily run 12-14 hours on 8 gallons of fuel, for sprinkler system.
There is no break in this line, only outside of conduit under house. it was sized for the 1.5 hp well pump 50 amp and distance ran. It runs thru conduit from outside plug, exposed underneath house, and conduit to well pump.
Electrical looks good, junction boxes and conduit
it meets definition as permanent foundation
It’s framed steel, on concrete blocks, no reasonable possibility of wood pests
1/3 of the lower elevation side of house sits on concrete blocks
corner to corner solid, treated lumber above concrete blocks supports hardiboard
Below the old heater, the duct work isn’t usable, it requires split unit system, and duct work sealed (only open spot)
six small spots underneath the home have been opened up, insulation and repair isn’t complete, biggest being 2ft by 3ft, smallest being 6" hole - the access is easy, it’s 2 hours work. After plumbing checked.
old hvac system doen’t work, split systems are needed. the door needs to be straightened, painted, and reinstalled. The vent duct, capped ** can attempt set up for closing
the water heater has been removed, hole in back patched, and needs a new water heater
can try and get contractor to set up for closing
breaker box 2nd door needs repaired replaced hardiboard
we own the propane tank, they asked for the road graded before they refill
baths and kitchen are in waterproof platic laminates, no leaks indicated since 2017 remodel
new gas stove needs to be set up can try and schedule with you for closing
All windows are intact, only temporary sheet rock over a couple of them.
All of the landowners, so far, agreed to upgrade road jointly. Easer to hit moisture content for compaction and fire safety after the first rain
For the Park fire I placed the 4 x 120 ft diameter heads on 10 ft posts (one on roof)
There is a 1 1/4" second line that runs 2 x 2500 storage tanks, split off, 1" line, than manifold to 4 hose lines. The Generator holds 8 gallons or 12+ hours fuel. The 1" poly water line should reach out to 6 heads, and we should have a 30 gallon tank at the generator for full perimeter coverage - so it can soak 5 days at time. Regardless, 24 hours after a run on the current system, the area remains wet.
The road has problem spots, where basalt with silica is exposed, like “hard-pan” it doesn’t break, and we have cross drainage. We cure these spots running bigger rock, doesn’t wash out
Another bad spot, drainage is coming down road, these critical spots, need bigger material, maybe 1 load 1 1/2 from Mountain Gate Lime (locks in better)
Average section of road
